Igor Nikonov: K.A.N. Development and Megapoliszhytlobud Construct New City on Koltsevaya Doroga

Igor Nikonov, president of the group of companies K.A.N. Development, known for such projects as RC Parkove Misto, RC Comfort Town, BC 101 TOWER, EC Arena Entertainment, SC Arena City, BC Dominant, Ocean Plaza Mall, BC IQ Business Center, RC Diamond Hill etc.) during an interview told about the large-scale project of a multi-purpose complex Respublika in Kiev, construction of which is on fast-forward and supported by the project investor MEGAPOLISZHYTLOBUD.

- Igor Vladimirovich, you have previously reported on your plans to implement unique Respublika project in Kiev. Tell us about it in detail.
- The multi-purpose complex Respublika is completely new concept design of the property project in Ukraine. This is unexcelled scale of integrated development of new urban areas; an environment that will fully provide the population with all necessary infrastructure facilities to ensure happy life. This concept is shown in the project slogan “CLOSE TO HAPPINESS”.

The Respublika project will occupy 1.625 million square meters in total area. The multi-purpose complex will consist of residential area of more than 1 million square meters, the largest one in Ukraine, super regional shopping and entertainment complex of 300 thousand square meters in area, hotel, bus station, health center, kindergartens, schools, multi-storey car parking.

In terms of architecture it is supposed to use the principle of quarterly development, which is currently applied worldwide, especially in the European town-planning practice in Spain, Holland, Sweden, Germany, and Argentina. The principle demonstrates both quality of town planning and the highest business attraction. Based on this principle new residential quarters is being constructing in Madrid, Barcelona, Antwerp etc.

The architectural concept has been developed by the most creative primary team of architect's office Archimatika which is already well known to the public through our joint successful projects RC Parkove Misto, Comfort Town etc. The concept of interiors of the shopping mall has been developed by international architectural firm Chapman Taylor.

This project we implement jointly with investor MEGAPOLISZHYTLOBUD.

- Main slogan of the Respublika project is “CLOSE TO HAPPINESS”. Why did you choose it?
- Rush of life dictates new rules and life quality improvement is brought to the fore. We would like to construct not just another complex or “city within a city”, but real republic of happiness.

Residents of our housing complex will not have to waste time looking for places to relax, meet friends, or wait for a couple months for a place in kindergarten for the child, because everything will stick around - social assets, marketplaces, places of amusement that will be constructed special for you to assure comfort 24 hours per day. Our Respublika is designed to give people positive emotions.

- Tell us about the features of the multi-purpose complex Respublika location.
- Respublika is the project of new generation. It is located on Koltsevaya Doroga - the largest transit through-passage in Kiev.

When developing the concept, we carefully examined traffic interchange, capacity of highways during weekdays, weekends and rush hours. In order to provide the most large-scale build-up to date with maximal comfortable accessibility our experts have developed the junction lay-out that will allow residents of the future residential area and guests of the shopping mall to move within the complex and access it from any point in the city without traffic jams and difficulties.

One of the most important benefits for future residents and visitors of the multi-purpose complex Respublika will be new metro station.

- What will stand out Respublika against the background of similar operating objects in Ukraine, and also those projects which are already implemented by your company?
- There are no analogues of this project. We will construct the largest multi-purpose complex Respublika not at the local but also at the national level. Once again, the project will consist of up-to-date and developed infrastructure: large park, kindergartens, schools, sports grounds, stadium, barbecue area, developing schools for children of all ages, medical centers, hotel and even bus station.

Moreover, this is the first project in Ukraine consisting of the largest family shopping mall Respublika. More than 400 shops that cater to every taste and price positioning as well as unique first in Ukraine all-season amusement park of more than 22 thousand square meters in area will be located there.

- Tell us more about the entertainment center. Will you offer your visitors some new forms of entertainment?
- Shopping mall Respublika is primarily unique in terms of the largest family entertainment center. We will offer our visitors the amusements that are not presented in Ukraine yet such as roller coaster of 455 meters in length, Ferris wheel of 18 meters in diameter, “Drop Tower”, unique wind tunnel for flying both professionals and all comers and many other things.

The visitors can also watch movies in one of the largest multiplexes, play bowling with friends, ice or roller skate, visit fitness club of new concept, spend a good time in restaurants and cafes with terraces.

- How will the residential area of the multi-purpose complex Respublika be presented?
- A large residential area consisting of 45 low-rise buildings with more than 14 thousand apartments is designed in the territory of the multi-purpose complex Respublika. However, it will not be total site development, we will settle down a special recreation area: parks, alleys and water basins.

- The Respublika Mall project looks very impressive speaking about its scale. When and where do you plan to start its implementation?
- According to the project development concept, worked out by our company, we always start project implementation from infrastructure. The Respublika Mall project was not an exception. Thus, residents of the new housing complex from the early days of settlement will be provided with operational infrastructure facilities.

Primarily, the bus station and superregional shopping mall of European level will be constructed. In very short time, the bus station of 3 thousand square meters in area with all necessary infrastructures will take on its first passengers and will be able to send up to 8,500 people daily.

The Respublika will become the first project where K.A.N. Development company jointly with the project investor MEGAPOLISZHYTLOBUD within infrastructural project will launch the transport object not just locally but also on the national level. The bus station together with traffic on Koltsevaya Doroga and metro station that is planned to be opened will create a major junction point in Kiev.

- What are your expectations about investments in the shopping mall construction and when do you plan to open it?
- The Respublika Mall construction is already on fast-forward. Project investments will roughly make about $350 million. We plan to open this most large-scale shopping mall in the country in the first quarter of 2014.
